Jurisdiction is not always obvious from the postal address. Indiabulls Sky Forest on Senapati Bapat Marg registers at SRO Worli; the boundary wall is barely 700 metres from the Mumbai Suburban line. The headline rate is 5 percent under Article 25 of Schedule I of the Maharashtra Stamp Act. Layered above that sits the 1 percent Metro Cess which BMC reinstated for FY 2025-26 onwards. The 1 percent female-buyer rebate continues for any flat where the conveyance is in a woman’s name solely or as co-owner with another woman; for joint male-female ownership the rebate applies proportionate to the woman’s undivided share if explicitly stated.

The Ready Reckoner Rate (RRR) trigger is critical: if your agreement value is below the locality’s RRR per sqft, duty is computed on RRR, not on the deal price. The 4-Month Stamp Validity Trap
Section 17 of the Registration Act requires registration within four months of execution; Section 23 of the Maharashtra Stamp Act treats stamp paid through GRAS as “valid for use” only up to six months from challan date, but practice at Mumbai City SROs is to refuse anything beyond four months without a formal extension order. Property Butler tracked 11 cases in the last 12 months where a buyer paid duty in advance to secure a particular RRR slab, then the deal slipped past the four-month mark. In nine of those cases the duty had to be paid afresh, with refund of the old challan taking 6–14 months through the Inspector General of Registration office.

The order is: loan-sanction-in-principle → tripartite agreement → SRO slot booked → GRAS challan paid → physical execution within 14 days. Mumbai-Specific Document Pack
SRO Worli’s document scrutiny is the most thorough in Greater Mumbai. For a Lower Parel or Prabhadevi luxury deed, expect the scrutiny officer to review:
