Which Floor Gets a Real Sea View? Colaba, Cuffe Parade, and Nariman Point Floor-by-Floor Analysis

₹68 lakh per crore — that is the sea view premium Property Butler observes on average across South Mumbai listings. A 12th floor 3BHK in Maker Towers, Cuffe Parade lists at ₹58,000/sqft. An identical unit on the 5th floor with a building obstructing the sea: ₹46,000/sqft. The question every SoBo buyer should answer before booking: from which floor does this building actually deliver what the brochure calls a "sea view"?

The answer is not the same across Colaba, Cuffe Parade, and Nariman Point. It depends on coastline orientation, neighbouring building heights, and how far the building sits from the water. Here is the building-by-building, floor-by-floor picture.

What "Sea View" Actually Means

Colaba: The Variable Sea View Market

Colaba's sea view situation is more complex than Cuffe Parade because it's a historic peninsula with development layers going back 150 years. Several factors determine which floor gets sea:

Cuffe Parade: The Most Consistent Sea View Zone

Cuffe Parade is the best-positioned of the three for consistent sea views. It is a reclaimed peninsula surrounded by sea on three sides. The ground level of sea-facing buildings is already 4-5 metres above the high tide line.

Maker Towers (south and west facing): Sea views from 3rd-4th floor on frontage blocks. Upper floors (10th+) have dramatic 180-degree Arabian Sea panoramas. North-facing units face the city interior. World Cove: Sea views from 6th floor on west-facing units. 15th floor+ gives unobstructed 270-degree sea views on clear days. Jolly Maker Apartments: Older 7-storey blocks set further from coast. Sea views from 5th-6th floor depending on block.

Nariman Point: Sea View From Almost Any Floor

Nariman Point has an unusual geography advantage: it faces Marine Drive directly. The promenade sits at street level; buildings on the Marine Drive frontage see the sea literally from ground floor. The sea view "starts" lower here than anywhere else in Mumbai.

  • Marine Drive frontage buildings: 2nd-3rd floor onwards — Back Bay visible directly. The view is the curved bay and promenade, not open ocean.
  • Prestige Ocean Towers: Sea facing from 4th floor. 20th floor+ sees the Bandra-Worli Sea Link and south toward Colaba. Currently ₹48,000-58,000/sqft — the most coveted new residential product in Nariman Point.
  • Second and third-row buildings: Need 8th-12th floor to clear the Marine Drive skyline. "Sea glimpse" pricing, not full sea pricing.

The Crucial Questions to Ask Before Booking

1. What is the orientation of your specific unit? A flat marketed as "sea facing" may only have the sea view from the living room — bedrooms face north into the city. Ask for the floor plan overlaid on a compass-orientation site map.

2. What building is under construction in front? In all three areas there are ongoing redevelopments. A sea view on the 6th floor today may be a building-view in 3 years if a new project breaks ground in front. Check MCGM building records for pending approvals on the facing plot.

3. Visit at the right time of year. The marine layer during July-September can obscure views that are crystal clear October-April. Do not over-extrapolate monsoon visibility in either direction.

Is the sea view premium worth paying in Cuffe Parade?

Historically yes — sea-facing units in Maker Towers and World Cove hold their premium better in resale. In a down market they are the last to see price erosion. Whether you recover the extra ₹8,000-12,000/sqft premium in resale depends on timing and market conditions at the time of your sale.

Does the Coastal Road affect sea views from lower floors in Colaba?

The Mumbai Coastal Road is elevated infrastructure — typically 5-7 metres above mean sea level. In Colaba and Cuffe Parade it runs further north and does not materially affect sea views in those specific areas. The impact is primarily felt in Worli and parts of Prabhadevi.

What is a "corridor view" and should I pay a premium for it?

A corridor view means you can see the sea only from a specific corner of the balcony — between two buildings. It is not visible from the main living area. A 3-7% premium for corridor view is reasonable only if you genuinely value it. Do not let a developer frame it as equivalent to a full sea view. Validate in person from the actual floor.

Which area has the most guaranteed sea views: Colaba, Cuffe Parade, or Nariman Point?

Cuffe Parade is most consistent — the reclaimed peninsula means sea on multiple sides and most frontage buildings deliver views from relatively low floors. Nariman Point is a close second — Marine Drive frontage is exceptional. Colaba is the most variable due to the heritage street grid with buildings of different heights, requiring unit-specific verification.
