Layout, finishes and what gets handed over

One Avighna Park apartments hand over with reasonable but not extravagant finishing — this is a developer who finished the building well rather than over-fitting it. Standard hand-over includes: imported Italian marble flooring across living and dining, hardwood flooring in bedrooms, fully-fitted modular kitchen, AC ducting and indoor units, master-bath fittings (Hansgrohe / Grohe across most stock), false-ceiling and primary lighting circuits.

What it does not include and what most buyers re-do anyway: smart-home automation, full home theatre wiring, walk-in wardrobes (built-in cupboards yes, full walk-in dressing rooms no), bath upgrades to spa-level fittings. Budget ₹1,800 – ₹2,500 / sqft on top of the purchase price for a typical end-user fit-out. So a 2,000 sqft 3 BHK at ₹10 Cr asking adds roughly ₹36 – 50 lakh of fit-out before move-in for a buyer used to a fully-finished bungalow standard.
