The market's median PSF of ₹59,317 is held down by a long tail of older mid-size stock — and pulled up by a boutique ultra-luxury cluster that most Mumbai market trackers miss.

Crown's 35.1% ratio is the highest single-building market share observed across any SoBo locality in Property Butler's spring 2026 tracked data. What it means for the buyer: the Crown resale pool is the most liquid 3–4 BHK reference in Prabhadevi — comparable units are easy to benchmark across floor, orientation, and carpet. But that liquidity exerts perpetual compression on Crown's PSF, anchoring the locality's median well below the price levels that Kalpataru Oceana and 25 South achieve on the same postcode.
