Who we are

Property Butler is a property advisory and residential-society management platform operating out of Mumbai, Maharashtra, India. References in these terms to "we", "us" or "Property Butler" mean the operator of propertybutler.in and its associated applications.

What we offer

• Property advisory — listings, valuations, buyer and owner advisory for residential property in Mumbai.
• Society management — software for residential co-operative housing societies covering billing, accounting, visitor management, maintenance ticketing, governance and security operations.
• Identity verification — DigiLocker-based KYC for residents, staff and counterparties, in line with Indian government standards.

Your account

• You must provide accurate information when signing up or verifying identity. Providing false information may result in account termination and may be reportable under applicable laws.
• You are responsible for keeping your authentication credentials secure. If you suspect unauthorised access, contact us immediately at support@propertybutler.in.
• You must be at least 18 years old to use Property Butler.

DigiLocker integration

Property Butler is an authorised DigiLocker partner (Issuer ID in.Propertybutler). When you sign in via DigiLocker:

• You authorise Property Butler to receive the verified information you consent to share on DigiLocker's consent screen.
• You confirm the documents and personal information held in your DigiLocker are accurate and your own.
• You can revoke this authorisation at any time from your DigiLocker account at digilocker.gov.in.
• Property Butler uses this verified data only for the purposes set out in our Privacy Policy.

Acceptable use

You agree not to:

• Use Property Butler in any way that violates Indian law.
• Reverse engineer, decompile or attempt to extract source code, except where expressly permitted by law.
• Use automated tools (scrapers, bots) to extract data from Property Butler beyond what our public APIs permit.
• Impersonate any person or misrepresent your affiliation with a person or entity.
• Use Property Butler to send spam, phishing or otherwise unwanted communications.

Listings and advisory content

Property listings, valuations and market commentary on Property Butler are provided for information only and do not constitute investment advice, legal advice or a binding offer to sell or buy. You should independently verify any listing and seek qualified professional advice before making a property transaction.

Fees

Property Butler's consumer-facing services (browsing listings, requesting valuations, DigiLocker verification) are free. Society management software and brokerage services are billed under separate written agreements with the relevant society or transacting party.

Termination

You may stop using Property Butler at any time. We may suspend or terminate access for accounts that violate these terms, are used for fraud, or are inactive for an extended period. On termination we retain records as set out in the Privacy Policy.

Liability

Property Butler is provided on an "as is" basis. To the extent permitted by applicable law, we exclude all warranties not expressly stated here. Our aggregate liability for any claim arising out of or in connection with the platform is limited to the fees paid by you to Property Butler in the twelve months preceding the claim, or INR 10,000, whichever is higher.

Governing law and jurisdiction

These terms are governed by the laws of India. Any dispute arising out of or in connection with these terms is subject to the exclusive jurisdiction of the courts at Mumbai, Maharashtra.
