The first two weeks of May data will show whether the correction is price-driven (asking PSF softens) or volume-driven (pace slows but prices hold). Parel's rental market is unaffected by registration seasonality — corporate relocation demand runs through the year.

THREE ICC RERA registration: the number to watch. Until Bombay Realty files unit configurations, carpet areas, and per-sqft pricing under MahaRERA, the ₹6,500 crore revenue figure is the developer's declared target. The RERA filing will confirm whether THREE ICC prices at the Lower Parel band (₹52,050 avg PSF) or attempts to establish an Island City Center premium. When the filing lands, it sets the price signal for every other developer in the Dadar-Parel corridor. Property Butler will report the RERA numbers when available.

Rate environment: 5.25% repo, tailwind holding. RBI held repo at 5.25% at the April 8 MPC — after 125 basis points of cumulative cuts since February 2025.
